Ontario mortgage questions, answered.

You need at least 5% down on the first $500,000, and 10% on the portion from $500,000 to $1.5 million. Homes over $1.5 million require 20% down. With less than 20% down your mortgage is insured (CMHC, Sagen or Canada Guaranty), which lets qualified buyers enter the market sooner.
For most residential mortgages with A lenders, my service is free to you — the lender pays the commission when your mortgage funds. You still get access to 30+ lenders and full rate-shopping. If a specialized B-lender or private solution is needed, any fees are disclosed clearly upfront before you commit.
Your bank can only offer its own products. As an independent FSRA-licensed agent, I compare more than 30 lenders — major banks, credit unions, monoline and alternative lenders — to find the best fit. That means more options and one application instead of shopping bank by bank.
Yes. I work with A and B lenders that understand business income, retained earnings and add-backs, so we structure an approval around how you actually earn. Typical documents include two years of financials, T1 Generals, Notices of Assessment and business registration.
Most A lenders look for a score around 680+ for the best rates, though approvals are possible below that. If your score is lower, B and alternative lenders offer solutions while you rebuild. I review income, down payment and credit together before recommending a lender.
A fixed rate keeps your payment the same for the full term, giving certainty. A variable rate moves with prime and can save money when rates fall, but carries more risk. The right choice depends on your budget, risk comfort and plans — I'll walk through both with real numbers for your situation.
